Revenue management for outdoor hospitality

Price every night like it matters.

I set nightly rates by date, unit type and demand for campgrounds, RV parks, cabins and the places people stay. You keep running the property. I make sure busy weekends earn what they should and slower weeks are priced to compete.

Who I help

Built around campgrounds. Useful anywhere people stay the night.

One property or a whole portfolio. I work directly with owners, with multi-property groups, and alongside management companies as their revenue team.

Main focus

Campgrounds & RV parks

RV sites, tent sites, cabins, glamping and long-term guests, priced together inside Campspot or Newbook. Short seasons, holiday weekends and monthly guests all handled on purpose.

Also

Short-term rentals

Cabins, condos and vacation homes priced through PriceLabs, where I'm a preferred partner. I own and price my own short-term rental in Jackson Hole, so I know the work from the owner's side.

Also

Hotels & lodges

I ran hotels as a general manager before moving into revenue management. Same discipline: rates set by date, demand and channel, with a close eye on the competition.

The idea in one chart

A flat rate leaves money on the table on your busiest nights.

Most parks still charge one rate all season. Demand doesn't work that way. Pricing by date earns more when you'd sell out anyway and keeps you competitive in the weeks that usually run soft.

Illustrative example for a mountain-market park, May through mid-October. Your actual rates come from your own booking history, comps and calendar.

Recent results

From a multi-park portfolio I manage.

+17%Transient revenue over last year

While promo-code use fell from 6.3% of bookings to 1.5%. More money from rate, not more discounting.

+31%OTA reservations

After reworking listings and photos across the online travel channels.

+62%OTA revenue

Same initiative. Better listings brought in more guests at better rates.

Results from parks I manage revenue for. Property names kept private.

What I do

Full revenue management, done for you.

Date-level pricing WEEKLY

Rates for every unit type and every night, set from your pace, your comps and the local calendar. Holiday weekends, events and shoulder weeks each get their own price.

Comp rate shop WEEKLY

I track what the properties around you are charging and where they're selling out, so you're never the cheapest option in town on a night you didn't need to be.

Morning report DAILY

A short read on overnight bookings, cancellations and anything that needs attention. Built for owners and GMs who don't have time to dig through reports.

Owner review MONTHLY

Occupancy, ADR and RevPAR against last year and budget, in dollars, with what changed and what I'm doing next.

Long-stay strategy SEASONAL

Monthly and seasonal guests are steady money. I help balance them against nightly demand so they don't crowd out your best nights.

OTA strategy ONGOING

Advice on how to use Airbnb, Vrbo, Expedia, Booking.com and Spot2Nite, and how to price for them, so the channels bring in guests you wouldn't get otherwise without undercutting your own direct bookings. Your team keeps running the listings.

Cabins and lodging ONGOING

Cabins, yurts and lodge rooms usually carry the most upside. They get priced on their own, not as an afterthought to the sites.

How it works

A simple process, and your front desk barely notices.

  1. STEP 1

    Free snapshot

I compare your published rates to your local market week by week and show you where the gaps are. No cost, no obligation.

  2. STEP 2

    Revenue review

If you'd like to go further, send me a few standard reports: last year's reservations, an occupancy report and your current rates. I'll show you where money was left on the table and what I'd change. Your data stays confidential.

  3. STEP 3

    Setup

We agree on a comp set, your unit types and long-stay mix, and the rate guardrails you're comfortable with.

  4. STEP 4

    Rates go live

I update pricing directly in your system. Nothing new to install, and your staff keeps working the way they do today.

  5. STEP 5

    Review and adjust

Weekly pricing updates, a daily morning report and a monthly review with you. You can see every change I make.

Pricing

One simple monthly fee.

Your fee is based on the size of your property or portfolio. There's no software to buy, and every change I make is visible to you. The snapshot and revenue review are free, so you can see what I'd do before you decide.

Your systems

I work inside the tools and channels you already use.

Campspot

Nightly rates loaded by site type and date, plus promo and minimum-stay setup.

Newbook

Pricing, pace and earned-revenue reporting pulled straight from your Newbook data.

PriceLabs

Preferred partner. The right fit for short-term rentals and cabins, and optional for parks that want their own pricing dashboard.

Campspot and Newbook are my focus. On a different booking system? I can work with most others too, and we'll figure out the best setup during your free snapshot.

About

I'm Brad Blakey.

I've spent more than 20 years in hospitality. That includes national park lodging and campground reservations, hotel operations in mountain resort towns, and corporate revenue management for a multi-park outdoor hospitality company.

In that role I priced RV resorts and campgrounds across the country, from beach resorts on the Gulf Coast to mountain parks in Colorado and Utah. Now I bring the same work to single properties, multi-property portfolios and management companies through Waypoint Revenue.

I live in Jackson Hole and own a short-term rental here, so I know what a short season means. Every peak night counts.
